Understanding the Construction Process

Building a new home is an exciting journey where you have control over every detail, from the location to the layout, fittings, and furniture. It’s your chance to bring your dream home to life with the latest designs, top-tier appliances, and modern fixtures. But with this creative freedom comes a series of important decisions. Knowing the stages of home construction will help you make informed choices for a seamless building experience. 

Construction Prep 

This initial phase lays the groundwork for your project, encompassing everything from tendering to soil testing.

TENDERS

This initial phase lays the groundwork for your project, encompassing everything from tendering to soil testing.

  1. Getting Started
    ​We guide you through the foundational decisions, focusing on what matters most to you: the type and size of the house, internal layout, finishes, and budget. Our team is here to ensure that each choice aligns with your vision.
     

  2. Tender Request
    With your layout and preferred inclusions selected, we prepare a detailed tender for your review and approval.
     

  3. Tender Acceptance
    Once satisfied with the tender’s details, you’ll sign the documents and pay a tender fee of $10,000, allowing us to move to the next stage.

SURVEY AND
SOIL TESTING

Before design begins, we’ll order a survey report, outlining contours, trees, services, and pathways on your property. Next, soil testing will inform the engineering requirements for your home’s foundation, ensuring structural stability from the ground up.

PLANS AND
DRAWINGS

Once survey and site details are complete, our design team drafts your home’s plans and drawings. At the same time, our estimating team finalizes site costs using data from the survey and engineering reports. 

APPROVALS

The next step is obtaining the necessary council approvals. We handle the documentation required for either a Development Application (DA) or a Complying Development Certificate (CDC), ensuring all elements—like site plans, floor plans, and BASIX®️ Certification—meet council standards.

HIA CONTRACT

With approvals in hand, we’ll guide you through the HIA Building Contract to formalise the project’s progression into construction.

Construction 

The building phase typically follows the Housing Industry Association's recommended five-stage process, helping you understand each part of constructing your new home.

BASE STAGE

The land is cleared, leveled, and prepared, and boundaries are marked. We’ll pour the concrete slab and install plumbing pipes, electrical outlets, and retaining walls, forming the stable base for your home.

FRAME STAGE

The structural framework, roof, trusses, windows, insulation, and gutters are constructed, giving your home its form. This stage takes longer as it establishes your home’s skeleton and begins to resemble the final structure.

LOCK-UP STAGE

Exterior walls, windows, and doors are installed to seal the home from external elements. Before progressing, we ensure all lock-up conditions outlined in the contract are met, as this stage often involves a significant payment.

FIXING STAGE

Fixtures, fittings, and appliances are installed, along with electrical and plumbing work. Cornices, skirting boards, kitchen cabinetry, bathroom fixtures, and other detailed elements bring your home’s interior to life.

FINISHING TOUCHES

At this stage, we complete the painting, flooring installation, and final electrical and plumbing work. Your home is ready for its finishing touches, preparing it for inspection.

PROJECT COMPLETION INSPECTION (PCI)

After construction, a final inspection is conducted where you and your builder review the home for any issues. If no issues arise, both parties sign the PCI document. If any corrections are needed, they’ll be resolved before a follow-up inspection.

SETTLEMENT

In this final step, you’ll make the settlement payment, after which you’ll receive the keys to your new home—ready to begin the life you’ve envisioned
